The Timeline
What is now the address of our flagship building was, in 2019, an overgrown lot wedged between a Victorian terrace and a disused post office. Our founding director walked past it every morning for two years before deciding that High Schroeder deserved something better than another converted warehouse.
We commissioned a small architectural studio rather than a volume housebuilder. The brief was unusual: no apartment should feel like it shares a template with its neighbour. Ceiling heights would vary. Window placements would follow the sun, not the grid. Kitchens would face gardens, not corridors.

Construction halted. Rather than rushing back, we used the delay to redesign communal spaces entirely. Wider hallways. Private terraces where balconies had been planned. Dedicated parcel rooms. Soundproofing that exceeds building regulations by a factor of two. The pandemic taught us that home isn't a place you leave — it's the place you must love.
Structural work commenced with locally sourced stone cladding and triple-glazed fenestration. Each floor was poured and cured for longer than standard to ensure thermal mass performance. Neighbours watched the building grow slowly — deliberately slowly.
Unlike volume developments, we invited every confirmed buyer into a materials studio. Flooring, cabinet timber, countertop stone, fixture metals — each was selected personally. No two apartments share the same palette. This is the detail that our residents mention most often.
Eight families moved in. The building's concierge service launched the same week. Within a month, the communal rooftop garden hosted its first dinner — an unplanned event organised entirely by residents who had only just met.

Two additional buildings followed, each with distinct character. The Crescent offers curved facades and double-height living rooms. The Mews provides ground-floor garden apartments with private courtyards. All share the same promise: no compromise on materials, no generic layouts, no invisible residents.
As of this year, only three apartments remain available across all phases. Two in The Crescent (upper floors, south-facing) and one garden apartment in The Mews. We are not building more until the next site meets our standard — which may take years.

The Bedford Terrace rooftop features raised planting beds, outdoor seating, and a barbecue station maintained by the building's gardener. The Mews shares a private walled garden with espaliered fruit trees — a feature that took two years to establish before the first residents arrived.
Soundproofing rated at 65 dB reduction between units. No short-term holiday lets permitted. This is a home, not a hotel.
Every building holds an EPC rating of A. Triple glazing, underfloor heating fed by communal air-source heat pumps, and EV charging in every parking bay. Average energy bills reported by current residents: £68 per month for a two-bedroom apartment.
